In plain terms: if you’re selling a detached or semi-detached home, conditions are still working in your favour, with homes selling in about 40 days at 97.7% of list price on average. If you’re selling a condo, expect more competition from other listings (nearly 17,000 apartment units are under construction across the city) and price accordingly from day one rather than chasing the market down.

If you’re selling in Airdrie, Cochrane, Chestermere, Okotoks, or High River, local conditions matter just as much as city-wide trends. As of July 2026: Okotoks remains tight at roughly two months of supply, generally favouring sellers who price accurately. Chestermere, by contrast, sits near seven months of supply, a clear buyer’s market, where strong staging and sharp pricing matter even more. Airdrie and Cochrane both saw inventory increase this year, softening prices modestly and rewarding well-prepared listings.
