What the Current Market Means for Sellers
As of July 2026, Calgary’s overall market is balanced at 3.5 months of supply, but conditions differ sharply depending on what you’re selling:

In plain terms: if you’re selling a detached or semi-detached home, conditions are still working in your favour, with homes selling in about 40 days at 97.7% of list price on average. If you’re selling a condo, expect more competition from other listings (nearly 17,000 apartment units are under construction across the city) and price accordingly from day one rather than chasing the market down.

With more listings on the market than a few years ago (Calgary inventory sits at 6,626 units), presentation matters more than ever. I’ll walk through with you and flag what’s worth doing.
3. Market It Properly
Professional photography, a compelling listing description, and targeted promotion across MLS® and online channels put your home in front of the right buyers from the first day it hits the market, when interest is typically highest.
4. Negotiate With Confidence
I review every offer with you line by line, explain your options clearly, and negotiate firmly on your behalf, on price, conditions, and timelines. In the current market, well-priced detached and semi-detached homes are still selling close to list price (97.7% on average).

What Alberta Sellers Are Required to Disclose
Alberta REALTORS® and their sellers operate under standards set by the Real Estate Council of Alberta (RECA). As a seller, you should be prepared to provide:
- A Real Property Report (RPR) with municipal compliance, or title insurance in lieu, showing your property boundaries and structures
- Known material latent defects that could affect the health or safety of a buyer, or the value of the property
- For condos: an Estoppel Certificate and condominium documents (bylaws, reserve fund study, financial statements)
- Full disclosure from your REALTOR® of who they represent and how they are compensated

Selling Outside Calgary? Conditions Vary by Town
If you’re selling in Airdrie, Cochrane, Chestermere, Okotoks, or High River, local conditions matter just as much as city-wide trends. As of July 2026: Okotoks remains tight at roughly two months of supply, generally favouring sellers who price accurately. Chestermere, by contrast, sits near seven months of supply, a clear buyer’s market, where strong staging and sharp pricing matter even more. Airdrie and Cochrane both saw inventory increase this year, softening prices modestly and rewarding well-prepared listings.
