The Selling Process

1. Pricing Your Home

I look at recent sales in your community, walk through your home in person, and give you a price range in writing along with how I got there.

2. Prep & Staging

You’ll get a room-by-room list of what’s worth fixing, what to leave alone, and some easy staging tips. I’ll also have your home measured to the Residential Measurement Standard (RMS), which Alberta requires.

3. Marketing

Professional photos, a floor plan, exposure on the MLS® System and REALTOR.ca, and targeted social media ads to reach buyers in Calgary and beyond. The full plan is below.

4. Showings & Offers

I’ll book showings around your schedule, pass along buyer feedback after each one, and negotiate the price, conditions and possession date with your best interest in mind.

5. Closing

I keep track of every condition deadline, work with your lawyer and the buyer’s side, and keep you posted right up to possession day.

Questions Sellers Ask Me Most

I compare your home to similar ones that recently sold in your community, adjust for size, condition and upgrades, and then look at how much competition there is for your type of home right now. You’ll get a price range in writing, along with the sales I based it on.

Spring usually brings the most buyers, but it also brings the most listings to compete with. The best time really depends on your type of home, how much is for sale in your area, and your own plans. I’ll show you how your part of the market is moving right now.

Yes. Most people either buy with a condition on selling their current home, sell first and ask for a longer possession date, or use bridge financing from their lender. We’ll go with whatever fits your finances and how much risk you’re comfortable with.

Usually less than you’d think. Small repairs, touching up paint, clearing out clutter and a good deep clean almost always pay off. Big renovations often don’t. After I walk through your home, I’ll give you a short list of what’s worth doing first.

Buyers will usually want to see the condo documents (bylaws, financial statements, the reserve fund study and meeting minutes) along with an estoppel certificate. I’ll help you order them early so they don’t hold up your sale.

The big ones are the brokerage commission plus GST, your lawyer, and paying off your mortgage (plus any penalty). Commission is negotiable, and it’s spelled out in your written listing agreement. The calculator above will give you a rough idea.

Yes. Your tenants keep their rights, and in Alberta you have to give proper written notice before going in for showings. I’ll plan showings that respect your tenants and still show the home well.
