Why So Many Buyers Look Past Calgary's City Limits
Calgary isn’t your only option, and for a lot of buyers it isn’t even the best one. Airdrie, Cochrane and Okotoks are each about 20 to 40 minutes from the city, and each one comes with trade-offs. You might get a lower price, a slower pace, a different commute or a different kind of neighbourhood. None of them is better than Calgary across the board. It really comes down to your budget, how long a drive you’re okay with, and what kind of community you want to come home to.

The first thing most people notice is the price gap. Airdrie’s detached benchmark is almost $148,000 below Calgary’s, Cochrane’s is about $82,000 below, and Okotoks is about $59,000 below. When you’re deciding where to search, though, months of supply is the more useful number. It tells you how much room you’ll have to negotiate in each market right now.
Airdrie: More House for Your Money
Airdrie is about 20 to 30 minutes north of Calgary on Highway 2. It’s grown into one of the biggest towns around the city, with newer subdivisions, good schools and prices well below Calgary’s. Detached prices dropped about 4.7% over the year as of September 2026, and supply is at 4.17 months, so buyers have a fair amount of room to negotiate on price or conditions. It’s a great fit for young families and first-time buyers who want more house for their money and an easy drive into the city for work.
Cochrane: Mountain Views and a Small-Town Feel
Cochrane sits west of Calgary in the foothills. You get mountain views, a walkable historic downtown, and more and more new builds. With 5.19 months of supply, the market leans toward buyers, so you have more room to negotiate than you would have had a couple of years ago. It suits people who want a small-town feel and quick access to the mountains and the river valley, and who don’t mind a few extra minutes on the highway to live there.
Okotoks: Tight Supply and a Close-Knit Town
Okotoks is south of Calgary along the Sheep River, and inventory there has stayed really tight. It had just 2.18 months of supply as of September 2026, one of the lowest numbers in the region, so it still favours sellers even though prices have eased a little. The commute to downtown Calgary is about 30 to 40 minutes depending on traffic. Okotoks is known for good schools, river pathways and a close-knit community. It’s a good fit if that matters more to you than having lots of homes to choose from. With supply this low, be ready to move fast when the right listing comes up.
Which One Fits You?
If price and value for good schools matter most, start with Airdrie. Prices there dropped the most over the past year, and the commute is short. If where you live matters as much as the numbers, Cochrane’s foothills setting and growing supply make it the most liveable trade-off of the three. If you want a close-knit community and you’re okay acting fast, put Okotoks near the top of your list, and be ready to jump when you find the one.

Source: CREB®. The real gap for any one home depends on its condition, lot and location, so it’s worth comparing it to similar Calgary listings before you assume the town is the better deal.
Which of these three towns has the most room to negotiate right now?
Going by months of supply, Cochrane (5.19) and Airdrie (4.17) give you more room to negotiate than Okotoks (2.18), which is tight enough to favour sellers. This changes every month, so it’s worth checking the latest numbers before you assume last month still holds.
How far is the commute from each town to downtown Calgary?
Airdrie is about 20 to 30 minutes, and Okotoks is about 30 to 40 minutes, depending on traffic and the time of day. I don’t have an exact published commute time for Cochrane, but it’s a similar highway drive along the Trans-Canada. If the commute is a big factor for you, I’m happy to map it out to your actual workplace.
Should I widen my search to Chestermere or High River too?
Maybe. Both are covered along with these three in my full Buyer Guide, and each has its own trade-offs. Chestermere has lake living, and High River is even more affordable. They’re worth a look if none of these three feels quite right.
