Life in Kensington

Kensington is the shopping and residential area that spans the Hillhurst and Sunnyside communities, just north of the Bow River from downtown. It’s known for independent boutiques, cafés and the Plaza Theatre. You’ll find a walkable mix of character homes, low-rise apartments and newer infill condos, and the Sunnyside C-Train station and the Peace Bridge make getting downtown quick.

Who It's Right For

It’s a great fit if you want inner-city walkability and lots of local shops without the density of the Beltline or downtown. Young professionals and downsizers like it, and so does anyone who wants an easy walk or C-Train ride to work.

Living in Kensington

What You’ll Love

  • Calgary’s best-known area for independent shops and restaurants, with the Plaza Theatre and dozens of local boutiques and cafés
  • The Sunnyside C-Train station and the Peace Bridge make downtown a short trip on foot, by bike or by transit
  • The condo benchmark price of $297,900 (CREB® City Centre district, Sept. 2026) is well below the citywide detached benchmark, so it’s a more affordable way into inner-city living
  • The Bow River pathway and Riley Park are close by for getting outside

Things to Consider

  • Apartment condo prices in the City Centre district were down 8.08% from a year earlier as of September 2026, with about 5.77 months of supply. It’s a buyer’s market, and sellers should plan for that
  • Parking is tight around the main Kensington strip, especially on weekend evenings
  • Not many large, family-sized homes, since the area is mostly condos, low-rise apartments and smaller character homes
  • Busy restaurant and bar patios can mean more noise close to the main strip

Frequently Asked Questions About Kensington

Not officially. Kensington is the shopping and residential area that spans the Hillhurst and Sunnyside communities, just north of the Bow River from downtown. Housing stats and census data are reported separately for Hillhurst and Sunnyside.
5,475 people lived in Hillhurst as of the 2021 Census of Canada, compared with 1,291,790 across Calgary (City of Calgary Community Profiles). Sunnyside, right next door, has its own separate population count.
CREB® doesn’t publish a benchmark just for Kensington. The closest official number is the apartment condo benchmark price for CREB®’s City Centre district, which was $297,900 in September 2026, down 8.08% from a year earlier. I can pull recent sales in a specific building for a more accurate number.
Right now it favours buyers. In September 2026, apartment condos in the City Centre district had 5.77 months of supply and a 42.90% sales-to-new-listings ratio (CREB®), and both point to a buyer’s market.
Walk Score doesn’t publish a separate score for Hillhurst, but Kensington is known as one of Calgary’s most walkable shopping areas, with the Sunnyside C-Train station, the Bow River pathway and the Peace Bridge all within walking distance.
Condos and low-rise apartments close to the shopping strip, plus character homes and newer infills on the residential streets of Hillhurst and Sunnyside around it.
It can work for smaller families. 15% of Hillhurst residents are 0 to 14 years old, close to the citywide rate of 18%, but there are fewer large, family-sized homes than in the suburbs.
