Living in Beltline

What You’ll Love

  • A Walk Score of 91/100, one of the highest in Calgary, with a Transit Score of 80 and a Bike Score of 90 (Walk Score)
  • Lots of restaurants, cafés and nightlife along 17th Avenue SW, and you can walk downtown
  • Since it’s mostly condos, prices start well below the detached benchmark ($297,900 vs. $981,300, CREB® City Centre district, Sept. 2026)
  • 75% of households rent, so rental demand is strong for investors

Things to Consider

  • Apartment condo prices in the City Centre district were down 8.08% from a year earlier as of Sept. 2026, with 5.77 months of supply. It’s a buyer’s market, and sellers should plan for that
  • Not many family-sized or multi-bedroom homes, and only 6% of residents are 0 to 14 years old
  • Street parking is hard to find, and many older walk-ups have little or no parking of their own
  • Very few detached homes or townhomes, since almost everything is a condo or apartment
