Life in Mount Royal

Mount Royal (Upper and Lower) is one of Calgary’s original upscale communities, built more than a century ago with wide, tree-lined streets and some of the biggest lots in the city. Most homes are detached estate and character homes, and many have been fully renovated or rebuilt. You can walk to the restaurants and shops on 17th Avenue SW, and downtown is a short drive away.

Who It's Right For

It’s a good fit for established buyers and move-up families who want a prestigious inner-city address, a bigger lot and mature trees, while still being close to downtown and everything on 17th Avenue.

  • A Walk Score of 64 and a Bike Score of 72 (Upper Mount Royal), with the restaurants and shops on 17th Avenue SW close by

Things to Consider

  • The district detached benchmark of $981,300 (CREB® City Centre district, Sept. 2026) is well above the citywide detached benchmark of $739,400, so even entry-level homes here cost a lot more
  • Many homes are around a hundred years old, so on homes that haven’t been updated, budget for renovations, foundation work or replacing knob-and-tube wiring
  • Not many condos or low-maintenance options if you want to downsize and stay in the community
  • Street parking can be tight around 17th Avenue on busy evenings
