Life in Red Deer

Red Deer sits in the Red Deer River valley, roughly halfway between Calgary and Edmonton. The Waskasoo Park trail system follows the river right through the middle of the city, linking spots like Bower Ponds and the Kerry Wood Nature Centre.

It’s home to Red Deer Polytechnic and Westerner Park, and it’s where much of Central Alberta comes for shopping, appointments and services. Homes range from established neighbourhoods close to downtown to newer areas on the edges of the city, like Timber Ridge, Evergreen and Laredo.

Who Tends to Love It Here

Red Deer tends to suit buyers who want a full-size city for less than Calgary prices, families looking for a newer home with a yard, people whose work is in Central Alberta, and anyone who wants Sylvan Lake close by. I’m happy to help you weigh it up against Calgary and the towns around it.

Is Red Deer Right for You?

What People Love

  • A full-size city at a lower price: the average sale price was $435,425 for January to September 2026 (AREA)
  • The Red Deer River valley and the Waskasoo Park trails running through the city
  • Red Deer Polytechnic, plus public, Catholic and francophone schools
  • Sylvan Lake, Blackfalds and Lacombe all within about half an hour

The Trade-offs

  • It’s about an hour and a half from Calgary, so it isn’t a commuter town for Calgary jobs
  • Central Alberta reports average prices rather than CREB® benchmarks, so the numbers don’t line up directly with Calgary’s

Have a question that isn’t here? Ask me and I’ll get back to you, usually the same day.

About 150 km north on Highway 2 (the QEII), roughly an hour and a half by car. Edmonton is about the same distance to the north, so Red Deer sits close to halfway between the two.

The average sale price was $435,425 for January to September 2026, and $505,893 for detached homes, according to the Alberta Real Estate Association (AREA). Those are averages of the homes that sold, not benchmarks, so they move around from month to month.

At the end of September 2026 there were 2.79 months of supply (AREA). As a rough guide, under about 3 months favours sellers, 3 to 4 months is balanced, and over about 4 months starts to favour buyers. Ask me for the latest month before you make a move.

Red Deer Public Schools runs the public schools and Red Deer Catholic Regional Schools runs the Catholic schools. There’s also a francophone school, École La Prairie. Check the address with the school board before you buy, since designations can change.

The Central Alberta REALTORS® Association. Calgary, Airdrie, Cochrane, Okotoks, Chestermere and High River are covered by CREB®, which is why Red Deer’s numbers are reported differently.
