Life in Bowness
The Bow River wraps around Bowness on the north and east, with 16 Avenue NW to the south and Stoney Trail to the west. It was its own village from 1948 and a town from 1951, and it joined Calgary in 1964 after a vote of its residents.
Bowness Park, at the northwest end, has boat rentals on the lagoon, a mini train, a wading pool and playgrounds, and skating in winter. Mainstreet Bowness has more than 60 businesses, and the river pathways link into Calgary’s wider pathway network.
Who Tends to Love It Here
Bowness tends to suit people who want the river and a big park close by, buyers looking for an older home to update or a lot to build on, and anyone who wants a walkable main street with a small-town feel.

Bowness Real Estate Market
The benchmark prices below are CREB®’s own community-level figures for Bowness wherever CREB® publishes one; any home type without enough sales this month uses the North West district instead, and months of supply and the sales-to-new-listings ratio are district figures. These are CREB®’s published figures, not my estimates. If you want to know what homes on a particular street have actually sold for, ask me and I’ll pull the recent sales.

Frequently Asked Questions About Bowness
Have a question that isn’t here? Ask me and I’ll get back to you, usually the same day.
Is Bowness in a flood zone?
Parts of it are. The Bow River runs along the north and east sides, and some homes near the river sit in flood-risk areas. Check the address on the City of Calgary’s flood maps and ask your insurer before you buy. I’ll check it for any home we look at.
What do homes in Bowness cost?
CREB®’s October 2026 benchmarks are $666,500 for detached homes (Bowness) and $676,200 for semi-detached homes (North West district). Where CREB® doesn’t publish a Bowness-only figure, I’ve used the district benchmark. Riverfront homes and new infills can sell well above that, so ask me for recent sales.
Is it a buyer’s or seller’s market in Bowness?
In October 2026, detached homes in the North West district had 2.96 months of supply and a 63.64% sales-to-new-listings ratio (CREB®). As a rough guide, under about 3 months of supply favours sellers, 3 to 4 months is balanced, and over about 4 months starts to favour buyers. Townhomes and condos can behave differently, so ask me for the numbers on the type of home you want.
What is there to do at Bowness Park?
Boat rentals on the lagoon in summer, a mini train, a wading pool, playgrounds and picnic shelters, and skating and other winter activities when it freezes.
Was Bowness its own town?
Yes. Bowness became a village in 1948 and a town in 1951. Residents voted to join Calgary in 1963, and it became part of the city in 1964.
Which schools are near Bowness?
You’ll find the closest schools, with distances, in the What’s Nearby section above. Designated schools can change from year to year, so check the address with the CBE or the Calgary Catholic School District before you buy.
