The Best Calgary Neighbourhoods for Families

What makes a community good for families

“Great for families” shows up in almost every real estate ad. In real life, it comes down to a few things: enough space and yard for what you can afford, parks and recreation close enough that you’ll use them, a reasonable commute for at least one parent, and school catchments you’ve checked instead of assumed. Price matters too. A community isn’t much help to your family if it’s out of your budget.

Schools are usually high on the list. Before you buy, check which schools the address is designated to. My Calgary school designations guide explains how to check CBE and Catholic schools, overflows and why catchments change.

Not sure where to start? Try my community quiz. It matches your budget, commute and lifestyle against the homes for sale today.

The nine communities below are the ones that come up most with the families I work with. I’ve compared them on price and on what makes each one work for a family. My Buyer Guide covers how buying works, and my Calgary Communities page links to all 17 Calgary communities I’ve written detailed pages for, family-focused or not.

Mount RoyalCity Centre$992,500Top inner-city location, walkable, historic character

The three southeast lake communities (Auburn Bay, Mahogany and Copperfield) are priced about the same, but there’s one difference that matters. Auburn Bay and Mahogany both have a mandatory yearly lake association fee for beach and lake access, and Copperfield doesn’t. That makes Copperfield worth a look if you like the area but don’t want the ongoing cost. The three north communities (Panorama Hills, Evanston and Coventry Hills) are the most affordable of the nine, and they’re all close to the Vivo recreation centre. Signal Hill and Tuscany cost more but are more established. Mount Royal is the different one on the list. It’s a true inner-city option for families who care more about walkability and being close to school than about getting the most square footage for their money.

What about the rest of the city?

I left the three inner-city communities off this list on purpose. Beltline, Kensington and Inglewood are great neighbourhoods, but they’re mostly condos and character homes, and people choose them for walkability, restaurants and nightlife first. Most families searching by schools and yard space are looking for something different. That doesn’t rule them out for the right family, especially one that wants to live in the city without a car, and all three are on my Calgary Communities page with the nine above, along with my newer pages for Evergreen, Seton, Livingston, Sage Hill and Saddle Ridge.

Think about the commute before you pick a quadrant

Each of these nine communities trades commute time for space and price a little differently. The three southeast lake communities and the three north communities are well outside downtown. Getting into the core means using Deerfoot Trail or Stoney Trail, and that drive can get a lot longer at rush hour. They make the most sense if at least one parent works outside downtown, or if a flexible or hybrid schedule means you can skip rush hour. Signal Hill and Tuscany make up for it with quicker highway access west to the mountains, and Tuscany has its own C-Train station with a direct line downtown, so a commuting parent doesn’t have to drive at all.

That’s exactly why Mount Royal is on this list. You give up the bigger lot and newer house you’d get in the other eight, and you pay noticeably more per square foot, but you get a walkable location close to downtown. Before you rule any community in or out because of the commute, map your own actual drive. Don’t just go by the neighbourhood’s reputation.

Common questions

Have a question that isn’t here? Check the real estate glossary or ask me and I’ll get back to you, usually the same day.

That depends on how much your family will use the lake. Every homeowner in Auburn Bay and Mahogany has to pay the fee whether they use the lake or not. That’s why Copperfield, which is in the same price range without a fee, is worth comparing if the lake isn’t the main reason you’re looking.

I can’t give you one ranking for that. In Calgary, the school your kids go to depends on catchment boundaries set by the Calgary Board of Education and the Calgary Catholic School District. Those boundaries can split a community and can change from one school year to the next. Check the assigned school for a specific address before you think of any community as “the one with good schools,” and I’m happy to help you check.

These nine lean toward established communities with mostly detached homes, which pushes prices up. A row house or townhome in several of these same communities, or a detached home in Airdrie, Cochrane or Okotoks, can bring the price down quite a bit and still give you a family-friendly area. Reach out and I’ll pull some options for you.

The detached benchmark prices above are CREB®’s October 2026 numbers by district, the latest available when I wrote this. Benchmark prices change every month, so use this table as a general guide, and check my community pages or reach out for the current number on any community.
