Life in Kingsland

Kingsland sits in south-central Calgary, boxed in by Glenmore Trail to the north, Macleod Trail to the east, Heritage Drive to the south and Elbow Drive to the west. The land was annexed in 1956 and the community was established in 1957. About 26% of homes were built before 1961 and 41% between 1961 and 1980.

More than half the homes are condos in low-rise and high-rise buildings, with bungalows, townhomes and new infills on the quieter interior streets. Chinook and Heritage stations on the Red Line are both close, Chinook Centre is just north, the Rockyview General Hospital and Glenmore Reservoir are a short drive west, and Macleod Trail puts shopping and restaurants on the doorstep.

Who Tends to Love It Here

Kingsland tends to suit first-time buyers looking at condos near the CTrain, families who want a bungalow close to everything, and investors looking at rentals or redevelopment lots.

The benchmark prices below are CREB®’s own community-level figures for Kingsland wherever CREB® publishes one; any home type without enough sales this month uses the South district instead, and months of supply and the sales-to-new-listings ratio are district figures. These are CREB®’s published figures, not my estimates. If you want to know what homes on a particular street have actually sold for, ask me and I’ll pull the recent sales.

Frequently Asked Questions About Kingsland

Have a question that isn’t here? Ask me and I’ll get back to you, usually the same day.

Yes. Chinook and Heritage stations on the Red Line are both close by along Macleod Trail.

CREB® doesn’t publish a Kingsland-only number. The closest are the South district benchmarks for October 2026: $705,700 for detached homes and $267,200 for apartment condos. I’m happy to pull recent sales for the homes you’re looking at.

A mix of condos in low-rise and high-rise buildings, 1950s and 60s bungalows, townhomes and newer infills.

In south-central Calgary, bounded by Glenmore Trail to the north, Macleod Trail to the east, Heritage Drive to the south and Elbow Drive to the west.

In October 2026, detached homes in the South district had 3.07 months of supply and a 52.34% sales-to-new-listings ratio (CREB®). As a rough guide, under about 3 months of supply favours sellers, 3 to 4 months is balanced, and over about 4 months starts to favour buyers.

You’ll find the closest schools, with distances, in the What’s Nearby section above. Designated schools can change from year to year, so check the address with the CBE or the Calgary Catholic School District before you buy.
