Life in Acadia

Acadia stretches from Heritage Drive to Southland Drive, between Macleod Trail and the Bow River. It joined the City of Calgary in 1956 and was established in 1960, so many homes are original bungalows on tree-lined streets, with townhomes and low-rise condos mixed in.

The Acadia Aquatic & Fitness Centre, the Acadia Recreation Complex and the Osten & Victor Alberta Tennis Centre are all in the community, along with many public and Catholic schools, including Lord Beaverbrook High School. Heritage CTrain station serves the area, and the Italian Centre Shop and other shops are close by.

Who Tends to Love It Here

Acadia tends to suit buyers looking for a bungalow on a treed street, families who want schools and recreation close by, and commuters who want the CTrain nearby.

Acadia Real Estate Market

The benchmark prices below are CREB®’s own community-level figures for Acadia wherever CREB® publishes one; any home type without enough sales this month uses the South district instead, and months of supply and the sales-to-new-listings ratio are district figures. These are CREB®’s published figures, not my estimates. If you want to know what homes on a particular street have actually sold for, ask me and I’ll pull the recent sales.

Frequently Asked Questions About Acadia

Have a question that isn’t here? Ask me and I’ll get back to you, usually the same day.

In south Calgary, east of Macleod Trail, from Heritage Drive south to Southland Drive and east to the Bow River.

CREB®’s October 2026 benchmarks are $633,800 for detached homes (Acadia) and $367,400 for row and townhouses (South district). Where CREB® doesn’t publish a Acadia-only figure, I’ve used the district benchmark. I’m happy to pull recent sales for the homes you’re looking at.

In October 2026, detached homes in the South district had 3.07 months of supply and a 52.34% sales-to-new-listings ratio (CREB®). As a rough guide, under about 3 months of supply favours sellers, 3 to 4 months is balanced, and over about 4 months starts to favour buyers. Townhomes and condos can behave differently, so ask me for the numbers on the type of home you want.

Heritage station on the Red Line serves Acadia, on the west side of Macleod Trail.

The City’s Acadia Aquatic & Fitness Centre, the Acadia Recreation Complex and Athletic Park (curling and skating), and the Osten & Victor Alberta Tennis Centre with indoor and outdoor courts.

You’ll find the closest schools, with distances, in the What’s Nearby section above. Designated schools can change from year to year, so check the address with the CBE or the Calgary Catholic School District before you buy.
