Life in Abbeydale

Abbeydale sits on the eastern edge of northeast Calgary, between 68 Street NE and Stoney Trail, from the railway tracks up to 16 Avenue. The land was annexed by the city in 1976, the same year the community was established. About 57% of homes were built between 1961 and 1980 and another 33% in the 1980s, so expect bungalows and bi-levels, plus semi-detached homes and townhomes.

Abbeydale School (CBE) and Blessed Kateri Tekakwitha School (Calgary Catholic) are both in the community. Stoney Trail, 16 Avenue and Memorial Drive connect you to the rest of the city, and Sunridge Mall and Costco are a short drive west.

Who Tends to Love It Here

Abbeydale tends to suit families who want an elementary school down the street, first-time buyers looking for a detached home at a lower price, and commuters who use Stoney Trail.

Nearby in northeast Calgary: Marlborough Park, Monterey Park and Penbrooke Meadows. Buying your first home? See the first-time buyer programs.

The Trade-offs

  • Most homes are 35 to 50 years old, so budget for updates
  • Homes backing onto Stoney Trail can get highway noise

Abbeydale Real Estate Market

The benchmark prices below are CREB®’s own community-level figures for Abbeydale wherever CREB® publishes one; any home type without enough sales this month uses the North East district instead, and months of supply and the sales-to-new-listings ratio are district figures. These are CREB®’s published figures, not my estimates. If you want to know what homes on a particular street have actually sold for, ask me and I’ll pull the recent sales.

Frequently Asked Questions About Abbeydale

Have a question that isn’t here? Ask me and I’ll get back to you, usually the same day.

No. Abbeydale is served by buses, and most residents drive using Stoney Trail, 16 Avenue and Memorial Drive.

CREB®’s October 2026 benchmarks are $429,600 for detached homes (Abbeydale) and $415,100 for semi-detached homes (North East district). Where CREB® doesn’t publish a Abbeydale-only figure, I’ve used the district benchmark. I’m happy to pull recent sales for the homes you’re looking at.

Mostly bungalows and bi-levels from the 1970s and 80s, plus semi-detached homes, townhomes and some up-down duplexes.

On the eastern edge of northeast Calgary, bounded by 16 Avenue NE to the north, Stoney Trail to the east, the railway tracks to the south and 68 Street NE to the west.

In October 2026, detached homes in the North East district had 4.23 months of supply and a 53.97% sales-to-new-listings ratio (CREB®). As a rough guide, under about 3 months of supply favours sellers, 3 to 4 months is balanced, and over about 4 months starts to favour buyers.

Abbeydale School (CBE, elementary) and Blessed Kateri Tekakwitha School (Calgary Catholic, elementary) are both in the community. Designated schools can change from year to year, so check the address with the school board before you buy.
