Life in Highland Park

Highland Park is between 32 Avenue N and McKnight Boulevard, from 4 Street NW east to Edmonton Trail. It joined the City of Calgary in 1910 and was established in 1946, so many homes are post-war bungalows, with duplexes, infills and low-rise apartments mixed in.

The former Highland Park golf course in the north of the community has been planned for redevelopment with up to about 2,000 new homes. Centre Street and Edmonton Trail have shops and restaurants, and downtown is a short drive or bus ride south.

Who Tends to Love It Here

Highland Park tends to suit buyers who want inner-city living at a lower price than many nearby communities, people buying or building an infill or a duplex, and investors looking at suites and rentals.

Nearby in the inner city: Tuxedo Park and Mount Pleasant. Buying your first home? See the first-time buyer programs.

CREB® didn’t publish community-level benchmarks for Highland Park this month, so the closest official read comes from the City Centre district. These are CREB®’s published figures, not my estimates. If you want to know what homes on a particular street have actually sold for, ask me and I’ll pull the recent sales.

Frequently Asked Questions About Highland Park

Have a question that isn’t here? Ask me and I’ll get back to you, usually the same day.

In north-central Calgary, between 32 Avenue N and McKnight Boulevard, from 4 Street NW east to Edmonton Trail. Tuxedo Park is just south.

CREB® doesn’t publish a Highland Park-only number. The closest are the City Centre district benchmarks for October 2026: $992,500 for detached homes and $961,000 for semi-detached homes. I’m happy to pull recent sales for the homes you’re looking at.

In October 2026, detached homes in the City Centre district had 3.52 months of supply and a 61.90% sales-to-new-listings ratio (CREB®). As a rough guide, under about 3 months of supply favours sellers, 3 to 4 months is balanced, and over about 4 months starts to favour buyers. Townhomes and condos can behave differently, so ask me for the numbers on the type of home you want.

The former golf course in the north of the community has been planned for redevelopment with up to about 2,000 new homes. Timing depends on the developer and City approvals, so ask me for the latest if you’re buying nearby.

Yes. At the 2021 Census, 36% of homes were suites or flats in duplexes, so you’ll find plenty of up-down and side-by-side duplexes, plus newer infills.

You’ll find the closest schools, with distances, in the What’s Nearby section above. Designated schools can change from year to year, so check the address with the CBE or the Calgary Catholic School District before you buy.
