Life in Tuxedo Park

Tuxedo Park is north of 16 Avenue N (the Trans-Canada Highway), between 2 Street NW and Edmonton Trail, up to 32 Avenue N, with Centre Street running through the middle. It was annexed by Calgary in 1910 and established in 1929.

You’ll find older character homes and bungalows, semi-detached infills and low-rise apartment buildings, with shops and restaurants along Centre Street and Edmonton Trail. Downtown is a short bus ride or drive south.

Who Tends to Love It Here

Tuxedo Park tends to suit buyers who want inner-city living at a lower price than many nearby communities, people looking for an infill or a lot to build on, and condo buyers who want to be close to downtown.

Nearby in the inner city: Mount Pleasant and Crescent Heights. Buying your first home? See the first-time buyer programs.

Tuxedo Park Real Estate Market

The benchmark prices below are CREB®’s own community-level figures for Tuxedo Park wherever CREB® publishes one; any home type without enough sales this month uses the City Centre district instead, and months of supply and the sales-to-new-listings ratio are district figures. These are CREB®’s published figures, not my estimates. If you want to know what homes on a particular street have actually sold for, ask me and I’ll pull the recent sales.

Frequently Asked Questions About Tuxedo Park

Have a question that isn’t here? Ask me and I’ll get back to you, usually the same day.

Just north of 16 Avenue N, between 2 Street NW and Edmonton Trail, up to 32 Avenue N. Centre Street runs through the middle, and Mount Pleasant is to the west.

CREB®’s October 2026 benchmarks are $645,500 for detached homes (Tuxedo Park) and $961,000 for semi-detached homes (City Centre district). Where CREB® doesn’t publish a Tuxedo Park-only figure, I’ve used the district benchmark. I’m happy to pull recent sales for the homes you’re looking at.

In October 2026, detached homes in the City Centre district had 3.52 months of supply and a 61.90% sales-to-new-listings ratio (CREB®). As a rough guide, under about 3 months of supply favours sellers, 3 to 4 months is balanced, and over about 4 months starts to favour buyers. Townhomes and condos can behave differently, so ask me for the numbers on the type of home you want.

Earlier Green Line plans included a station on Centre Street at 16 Avenue N, but the north part of the Green Line isn’t funded or built and has no firm date. For now, buses run along Centre Street and Edmonton Trail.

A mix: older character homes and bungalows, semi-detached infills, suites in duplexes and low-rise condo buildings. At the 2021 Census, 31% of homes were single-detached and 36% were in low-rise apartment buildings.

You’ll find the closest schools, with distances, in the What’s Nearby section above. Designated schools can change from year to year, so check the address with the CBE or the Calgary Catholic School District before you buy.
