Life in Patterson

Patterson sits on a ridge in west Calgary, bounded by Sarcee Trail to the north and east, Bow Trail to the south and 69 Street to the west. The land was annexed by the city in 1956 and the community was established in 1983. It’s named after the Patterson family, who owned most of the land. About 51% of homes were built in the 1990s and 31% in the 1980s.

Patterson has a real mix of homes: about a third are townhomes, a third are low-rise condos and the rest are detached and semi-detached houses, many with views over the city or the Bow River valley. Edworthy Park is just across Sarcee Trail, the Westside Recreation Centre is nearby, and Bow Trail takes you downtown. Patterson shares its community association with Coach Hill.

Who Tends to Love It Here

Patterson tends to suit downsizers who want a townhome or condo with a view, professionals who commute downtown along Bow Trail, and families who want a detached home on the west side for less than newer nearby communities.

Nearby in west Calgary: West Springs and Aspen Woods.

The benchmark prices below are CREB®’s own community-level figures for Patterson wherever CREB® publishes one; any home type without enough sales this month uses the West district instead, and months of supply and the sales-to-new-listings ratio are district figures. These are CREB®’s published figures, not my estimates. If you want to know what homes on a particular street have actually sold for, ask me and I’ll pull the recent sales.

Frequently Asked Questions About Patterson

Have a question that isn’t here? Ask me and I’ll get back to you, usually the same day.

Yes. The community is often called Patterson Heights, and MLS® listings use Patterson.

CREB®’s October 2026 benchmarks are $988,400 for detached homes (West district) and $504,000 for row and townhouses (Patterson). Where CREB® doesn’t publish a Patterson-only figure, I’ve used the district benchmark. View homes sell higher, so ask me for recent sales.

A mix of 1980s and 90s townhomes, low-rise condos, detached homes and semi-detached homes. Many sit on the slope with views.

In west Calgary, bounded by Sarcee Trail to the north and east, Bow Trail to the south and 69 Street SW to the west.

In October 2026, detached homes in the West district had 2.51 months of supply and a 66.67% sales-to-new-listings ratio (CREB®). As a rough guide, under about 3 months of supply favours sellers, 3 to 4 months is balanced, and over about 4 months starts to favour buyers.

You’ll find the closest schools, with distances, in the What’s Nearby section above. Designated schools can change from year to year, so check the address with the CBE or the Calgary Catholic School District before you buy.
