Life in Richmond

Richmond is in inner-city southwest Calgary, south of 17 Avenue SW and on both sides of Crowchild Trail, and its community association also covers Knob Hill. It was established in 1950, and the Alberta Children’s Hospital stood here until 2007.

Many of the original bungalows have been replaced with semi-detached infills, so new builds sit beside older homes on most streets. Richmond Green, about 52 acres of City land by Sarcee Road and Crowchild Trail, has ball diamonds, tennis courts, a toboggan hill, a playground and disc golf. Marda Loop’s shops and restaurants are a few minutes away.

Who Tends to Love It Here

Richmond tends to suit buyers who want a new infill in the inner city, families who want parks and schools close to downtown, and people who want Marda Loop and 17 Avenue close by.

Nearby in the inner city: Marda Loop, Killarney/Glengarry and Altadore. Buying your first home? See the first-time buyer programs.

Richmond Real Estate Market

The benchmark prices below are CREB®’s own community-level figures for Richmond wherever CREB® publishes one; any home type without enough sales this month uses the City Centre district instead, and months of supply and the sales-to-new-listings ratio are district figures. These are CREB®’s published figures, not my estimates. If you want to know what homes on a particular street have actually sold for, ask me and I’ll pull the recent sales.

Frequently Asked Questions About Richmond

Have a question that isn’t here? Ask me and I’ll get back to you, usually the same day.

Yes. The Richmond Knob Hill Community Association covers both. On MLS® most homes are listed under the Richmond community name.

CREB®’s October 2026 benchmark prices for Richmond are $916,800 for detached homes and $965,900 for semi-detached homes. I’m happy to pull recent sales for the homes you’re looking at.

In October 2026, detached homes in the City Centre district had 3.52 months of supply and a 61.90% sales-to-new-listings ratio (CREB®). As a rough guide, under about 3 months of supply favours sellers, 3 to 4 months is balanced, and over about 4 months starts to favour buyers. Townhomes and condos can behave differently, so ask me for the numbers on the type of home you want.
