Life in East Village

Downtown East Village sits on the eastern edge of downtown, where the Bow and Elbow rivers meet, and includes Fort Calgary, the city’s first settlement. Since 2007 the Calgary Municipal Land Corporation has invested about $357 million in new roads, plazas and riverfront, followed by billions in private investment.

Today it’s almost entirely condo towers, alongside the Central Library, Studio Bell (home of the National Music Centre), the Jack and Jean Leslie RiverWalk, St. Patrick’s Island Park and the historic Simmons Building. The CTrain Blue Line runs through it.

Who Tends to Love It Here

East Village tends to suit downtown workers who want to walk to the office, first-time buyers and investors looking at condos, and downsizers who want restaurants, the river and the library at the door.

Also in the inner city: Beltline, Inglewood and Bridgeland/Riverside. Buying a condo? Read my condo buyer’s guide.

East Village Real Estate Market

The benchmark prices below are CREB®’s own community-level figures for East Village wherever CREB® publishes one; any home type without enough sales this month uses the City Centre district instead, and months of supply and the sales-to-new-listings ratio are district figures. These are CREB®’s published figures, not my estimates. If you want to know what homes on a particular street have actually sold for, ask me and I’ll pull the recent sales.

Frequently Asked Questions About East Village

Have a question that isn’t here? Ask me and I’ll get back to you, usually the same day.

Its riverside redevelopment: the Central Library, Studio Bell, the RiverWalk, St. Patrick’s Island Park and the Simmons Building are all within a few blocks.

CREB®’s apartment condo benchmark price for East Village was $331,400 in October 2026 (−9.25% year-to-date vs. last year). Prices vary a lot by building, floor and view, so I’m happy to pull recent sales for the units you’re looking at.

In October 2026, detached homes in the City Centre district had 3.52 months of supply and a 61.90% sales-to-new-listings ratio (CREB®). As a rough guide, under about 3 months of supply favours sellers, 3 to 4 months is balanced, and over about 4 months starts to favour buyers. Townhomes and condos can behave differently, so ask me for the numbers on the type of home you want.

The Calgary Municipal Land Corporation, created by the City in 2007, invested about $357 million in roads, plazas and riverfront before private developers built the condo towers.

Read the condo documents carefully: the reserve fund study, the budget, the bylaws (especially rental and short-term rental rules) and recent minutes. My condo buyer’s guide walks you through it.

You’ll find the closest schools, with distances, in the What’s Nearby section above. Designated schools can change from year to year, so check the address with the CBE or the Calgary Catholic School District before you buy.
